Handover day: what the attorney actually does

On the appointed day the attorney acts as the owner's stand-in at the developer's office. The sequence is routine for a prepared representative: the unit is walked through with the developer's team, the paperwork is signed, the keys change hands and the utility applications are filed the same day where possible.

Anything outside the written scope can stall the appointment — most commonly an unexpected payment demand from the developer. Agree in advance how such items are handled, and the handover usually closes in a single visit.

Can someone else collect my keys from the developer?

Yes — that is the core purpose of this POA. A representative named in a notarized mandate can attend the appointment, sign the acceptance documents and collect the keys, access cards and ownership papers. The developer verifies the mandate before the appointment, so have it ready early.

Does this POA cover the snagging inspection?

The pre-acceptance inspection is a separate service with its own defect reporting. What the POA can include is the authority to review and sign the snagging list at handover. Decide at the drafting stage whether that power goes into the scope.

What about the final payment to the developer?

By default it stays outside the mandate — the attorney cannot commit your money unless the POA says so. If you want the handover closed in one visit, include the payment power expressly and cap the amount.

How long should the POA be valid?

Long enough to cover the actual handover date, not just the assigned one — developers reschedule appointments frequently. A mandate that expires the week before a moved date forces a re-issue.

Will the developer accept a power of attorney?
