A power of attorney for property buying authorizes a representative to purchase real estate in the UAE on the buyer's behalf: sign the booking papers and the sale contract, run the registrations and, where included, accept the finished unit. Buyers who cannot fly in for viewings, signing day and handover use this route to complete the whole purchase from abroad.
The mandate is drafted around the deal you actually plan. A ready-unit purchase and an off-plan contract run on different procedures, so the powers, the timeline and the checks differ as well — and UAE offices still read the document narrowly, expecting the buyer to be fully identified and the allowed steps to be spelled out.

- Set the validity so it covers the entire transaction — an off-plan purchase can easily outlast a mandate issued for a quick closing
- The buyer must be fully identified; once the unit is selected its details belong in the document, or the scope stays bounded to an approved project and price range
- Payment is normally kept outside the mandate: if the attorney will pay deposits or installments, the power needs an explicit limit
- Off-plan and ready units follow different procedures — align the wording with the developer's process and confirm current requirements before signing
- A broker may be appointed as attorney, but the same person cannot also act as the broker in that purchase

Buying off-plan versus ready property
A ready-unit purchase compresses into a short sequence — contract, transfer registration, handover — so the mandate is dated tightly and the powers follow the checklist of the trustee office. An off-plan purchase stretches across the construction period: the attorney signs the booking and the developer contract first, and the same document may later serve at handover when the project completes.
Because the two routes differ, the wording is adjusted to the one you take. For off-plan, check what the developer's own sales process requires at each stage and give the document a validity that survives a construction timeline. For ready units the transfer window is short, and the title deed and registration steps dominate the scope.

Can I buy UAE property without visiting the country?
Yes. You issue a power of attorney to a representative who signs the contract and completes the registration in your name. If you are already abroad, the document is signed before a notary in your country of residence and then legalized for the UAE, or arranged remotely through Dubai's electronic notary where that route fits.
What should the scope of a purchase POA include?
The core is signing — booking form, MOU and sale and purchase agreement — plus submissions to the developer and the registration steps. Handover and key collection are optional and belong in the text only if you want the attorney to take the unit over without you.
Can the attorney make payments for me?
Normally no — payment stays outside the mandate, and many buyers prefer it that way. If deposits or installments must be paid by the attorney, the power is written in explicitly, bounded to stated amounts and purposes, so the document does not become an open cheque.
How is the POA issued if I am abroad right now?
Two routes are common. You can sign before a notary in your country of residence and run the attestation chain — the foreign ministry of that country, the UAE embassy there, then the UAE Ministry of Foreign Affairs, with an Arabic translation step before use. Or, for Dubai mandates, the electronic notary session can be held by video from almost anywhere.
Does one POA work for both off-plan and resale purchases?
It can, but the wording serves each route differently: an off-plan mandate is built around the developer's contract and a longer timeline, while a resale mandate is built around the transfer and title deed steps. If you plan both, separate mandates tailored to each deal are the cleaner setup.
