A power of attorney (POA) is a document in which one person — the principal — authorises another, the attorney or agent, to act in their place. In the UAE this is not a rare or ceremonial paper: land departments, banks, courts and free-zone authorities all work through it, and some transactions are effectively closed to anyone acting without one.

The variety of names you will meet — general, special, property, vehicle, marriage — describes the same idea at different widths. Some documents hand over the running of a person's day-to-day affairs; others cover exactly one transaction and nothing else. This guide walks through the main types, what each is used for, and how far the authority behind each one actually extends.

Common POA types in the UAE and what they authorise
POA typeTypical useScope of authority
General POAOngoing management of a person's affairs in their absenceBroad: government bodies, banks, contracts, property, legal matters
Special POAOne defined transaction or taskOnly the act described in the document
Property POASale, purchase, handover or management of real estateThe named property and listed actions; a sale requires a special POA with the property details
Vehicle POASale, registration or export of a carThe named vehicle and listed actions
Company POAFormation, banking, VAT, management mandatesThe corporate acts and entities named in it
Inheritance POACourt representation of heirs, probate stepsRepresentation before courts and authorities for the estate
Marriage POAProxy consent at a court marriage registrationConsent to one specific marriage, given on behalf of the guardian

Two building blocks: general and special

Every power of attorney used in the UAE rests on one of two bases. A general POA gives the attorney wide authority across the principal's affairs: representation before government departments, handling of real estate, signing contracts, dealing with banks, corporate matters and legal proceedings. It is the document of choice when someone must manage continuing affairs from a distance.

A special (or specific) POA is cut to a single purpose — the sale of one apartment, the registration of one vehicle, the incorporation of one company. The attorney may act only within what the document describes, and once the task is complete, the document has served its purpose.

The distinction is practical, not academic, because UAE institutions read these documents literally. Bodies that want certainty — and most do wherever money or assets change hands — will often insist on a special POA even when a general one already exists on file.

Special POAs named after the job they do

Beyond the two base types, day-to-day practice has produced a family of ready-made documents, each named for its task. The ones you will encounter most often:

  • Real estate POA — buying, selling, registering, handing over or managing property, including lease and handover matters;
  • Vehicle POA — sale, purchase, registration renewal, export of a car;
  • Company POA — incorporation, bank account matters, VAT registration and filings, trademark work, management mandates;
  • Inheritance POA — representing heirs before the courts, obtaining succession certificates and distribution orders;
  • Marriage POA — a proxy guardian consenting to a marriage at court when the bride's father or guardian cannot attend;
  • Child-related documents — travel consent for a minor and no-objection letters for child sponsorship, issued by an absent parent.

How to choose the right type

Start from the task, not from the document. If the job is one defined transaction — sell this flat, register this car, set up this company — a special POA is almost always the correct answer, and it is also the lower-risk choice for the principal, because the authority stops where the task ends.

A general POA earns its place when someone must look after continuing affairs: an owner abroad with a property portfolio, a partner running a company's operations, a family handling ongoing personal matters. Because the authority is broad, the attorney must be chosen with real care — and remember that either document can be cancelled at any time through a formal revocation at a notary public if circumstances change.

Why the POA is a working tool in the UAE

Ownership in the UAE is often long-distance. A large share of property, vehicle and company owners live in other countries while their assets remain in Dubai, Abu Dhabi or Sharjah. The POA is the standard bridge across that distance: it lets a lawyer, a relative or a trusted friend complete a sale, renew a registration or answer a government department without the principal boarding a plane.

It is just as important to know what a POA is not. A spouse or close relative holds no automatic authority over assets registered in your name, and a will does not help during your lifetime — a will speaks only after death. Without a signed document in place, an extended trip or a sudden incapacity can freeze matters that a POA would have kept moving.

Formalities are modest but firm: principal and attorney must each be at least 21 years old and able to understand what the document does. Because a POA that misses a detail — a property description, a required power — can be rejected by the very authority it was written for, it is worth having the text prepared or reviewed by someone who works with UAE requirements daily.

Frequently asked questions

What is the difference between a general and a special power of attorney?

Width. A general POA covers the principal's affairs as a whole and is not tied to any one transaction. A special POA is limited to the task written into it — for example, selling one property — and is spent once that task is done. UAE authorities often accept only the special form where assets are transferred.

Which POA do I need to sell property in the UAE?

A special POA for the sale, identifying the property by its details (title deed, location, and the agreed powers over price and signing). A general POA is regularly refused by land departments for disposals.

Can I issue a power of attorney if I am outside the UAE?

Yes. Depending on the emirate and document, you can either notarise remotely through the UAE electronic notarization service by video, or sign before a notary in your country and have the document legalised through your home authority, the UAE embassy there and the Ministry of Foreign Affairs in the UAE.

Who can I appoint as my attorney?

Any adult of at least 21 whom you trust with the width of authority you are granting: a family member, a friend, a lawyer or a professional firm. The wider the document, the more the choice matters, since the attorney's acts bind you.

Can a power of attorney be cancelled?

Yes. The principal can revoke it at any time by executing a formal revocation before a notary public, which puts third parties on notice that the document is no longer valid.
